Versalles, Gaviotas, Fluvial Real Estate

Currently, a booming area, real estate in Versalles, Gaviotas, and Fluvial Vallarta were traditionally seen as hiding places for locals. These neighborhoods were very sought after by residents wanting to get away from the hustle and bustle of the city. Families of Vallartans started owning real estate in Versalles, Gaviotas, and Fluvial and moved to these areas looking for a quieter place to live. But as the years passed and the small town of Puerto Vallarta developed into a cosmopolitan destination, these three colonias (Spanish for neighborhoods) ended up in the middle of it all, raising the interest of savvy real estate developers.

Versalles, Gaviotas, and Fluvial’s locations are unmatchable. The Marina Vallarta and the International Airport are 10 minutes away, as well as El Centro and the small town of El Pitillal. This is one of the biggest reasons the area became very popular in recent years, and also because of its connectivity and services. At Versalles, Gaviotas, and Fluvial, you can find restaurants, small stores, boutiques, shopping malls, hospitals, schools, public transportation routes connecting to practically everywhere in town, plus residents of this area make newcomers instantly feel at home.

This area started gaining popularity back in 2017 – 2018, when the snowbirds (Canadians and Americans that arrive in our destination to live here during the winter months) saw in this part of town a great place to live during the months of October to May, offering easy access to the beach, good rental options, delicious dining alternatives and a sense of community.

Pretty quickly, small business owners began opening second shops here to cater to this segment. New businesses were open, experienced developers saw this trend and started new construction. All this action also caught the attention of locals, who soon were choosing a place in Versalles, Gaviotas, or Fluvial to enjoy a drink or have dinner with friends.

Unlike Versalles and Gaviotas, considered more traditional Mexican neighborhoods, Fluvial Vallarta is a well-planned residential community. The construction and infrastructure of this real estate project were unprecedented for the city at the time, around 2006, featuring paved streets with hydraulic concrete, underground utilities, green areas, and public lighting, making Fluvial one of the most desirable places to live, not only for Mexican nationals but also for ex-pats.

By the end of 2019, there were about ten projects starting construction in this part of town.

At Versalles, Gaviotas, and Fluvial, you’ll find large single-family homes for sale and mainly medium to small new condominiums for sale. Prices are a bit high due to the recent boom, but there still are good investment opportunities, an excellent place for young families and ex-pats living in our destination part-time.

  • Versalles, Gaviotas, and Fluvial are the hub for international gastronomy; you can find pretty much any food here. From Mexican to Taiwanese, from gyros to BBQ ribs, if you are craving for something specific, you’ll for sure find it at Versalles, Gaviotas, or Fluvial.
  • You don’t need a car to get around, everything is close by, and if you need to go downtown, few bus lines can get you there.

Out of all the real estate zones in Puerto Vallarta, it is at Versalles, Gaviotas, and Fluvial where the most recent real estate development is taking place, offering new alternatives to live or invest.
